The first job is to find out which differences are welcome and which would become daily frustrations.
Do not assume Nashville means one thing
For one buyer, Nashville means an in-town neighborhood with shorter access to restaurants and work. For another, it means Franklin, Brentwood, Spring Hill, Columbia, Fairview, Dickson, or another surrounding community. We compare exact routes, home types, lot sizes, services, and travel patterns instead of treating the entire region as interchangeable.
The Tuesday Test
I use what I call the Tuesday Test. We picture a normal weekday, not a perfect showing day. Where does the client work? How often do they go to the airport? Do they want to walk somewhere from home, or are they comfortable driving for most errands? Would a larger lot feel freeing or simply add maintenance? A good move should improve ordinary life, not just produce a more impressive house.
Property questions may change in Tennessee
Depending on the property, a Portland client may encounter crawlspaces, septic systems, wells, larger wooded lots, private roads, drainage questions, different storm patterns, or newer subdivisions with HOA documents. Other homes will be straightforward urban or suburban resales. We identify the questions that belong to the actual property instead of overwhelming the buyer with every possible issue.
