We start with work location, airport use, preferred drive time, home style, lot size, and whether the client wants an established neighborhood, newer subdivision, or more rural property.
Compare homes, not just city names
Nashville, Franklin, Brentwood, Spring Hill, Columbia, Dickson, Fairview, Clarksville and other communities can all make sense depending on the client. The useful comparison is what the same budget buys, what the route feels like, and what ownership looks like at the actual property.
The Tuesday Test
I ask buyers to picture an ordinary weekday. Would the commute still feel reasonable? Would the extra yard space be worth the maintenance? Would a farther-out home improve daily life enough to justify the drive? That keeps the decision grounded in the life the house makes possible.
Property diligence matters
Depending on the home, buyers may need to think about crawlspaces, septic, wells, drainage, private roads, larger wooded lots, or HOA restrictions. Other properties are straightforward suburban resales or new construction. We focus on the questions that apply to the exact property instead of assuming every Tennessee home is the same.
Referral communication
Once I’ve connected with the client, I let the Kansas City agent know the handoff worked and keep them posted when something actually changes: the client narrows the area, moves up the timeline, starts writing offers, or goes under contract. They don’t need a play-by-play, but they should never have to wonder what happened after the introduction.
